Their integrated model include Funds Management, Development & in-house Home builder. With a substantial national portfolio of masterplanned communities, and Land Lease Communities — and a strong future pipeline — they are positioned for continued growth and are now looking to strengthen their Queensland development team.
The Opportunity
This is a rare opportunity to play a pivotal role in shaping the company's growth across Southeast Queensland. As Acquisitions Manager, you will take ownership of sourcing, assessing and negotiating residential development land acquisitions — including built form and land subdivision opportunities — while also supporting the identification of joint venture and new business opportunities.
You'll be based in Brisbane's CBD, reporting to the QLD State Manager with a dotted line to the National Acquisitions Manager, giving you both local autonomy and national exposure.
What You'll Be Doing Acquisitions
- Proactively source and assess property acquisition opportunities aligned with the company's Acquisitions Brief
- Conduct strategic analysis of growth corridors and LGAs to identify high-value targets
- Negotiate directly with landowners and agents to manage a strong pipeline of opportunities
- Build and maintain relationships with agents, landowners, consultants, builders, industry bodies and government authorities
- Prepare and manage joint venture submissions, tender bids, and Development Management Agreements
- Maintain an active database of landowners and acquisition prospects
- Undertake cashflow feasibility analysis on proposed acquisitions
- Prepare financial models for joint ventures and partnership structures
- Lead due diligence programs and manage acquisition reports through internal approvals
- Manage consultant budgets, costs and claims associated with proposed acquisitions
- Coordinate settlement processes in conjunction with the finance team
- Identify and evaluate new market sectors and business opportunities
- Prepare financial models, business plans and board papers to support new initiatives
What We're Looking For Qualifications & Experience
- Tertiary qualifications in property, valuations or a related discipline
- Minimum 5 years' experience in acquisitions, development management, valuation or agency — predominantly in the residential sector
- Proven development feasibility skills with strong financial modelling capability
- Experience managing major project bids, tenders or acquisitions
- Exposure to planning permit processes and large-scale project budgets is highly regarded
- Understanding of capital structuring for joint venture or partnership projects is a plus
